Vapor Barriers
Basement vapor barriers are heavy-duty polyethylene or reinforced sheeting systems installed on foundation walls and floors to prevent moisture vapor from migrating through concrete into the living space. Vapor barriers work by placing an impermeable membrane between the moisture source, the soil-side concrete surface, and the basement interior. On walls, the barrier is fastened to the wall surface and extends down to the floor, where it overlaps the floor barrier and is sealed at the seam. On floors, sheeting is laid across the slab with seams overlapped and taped. When integrated with a perimeter drainage channel, the wall barrier is positioned to direct any water that passes through the wall into the drainage channel rather than across the floor. This combination eliminates both vapor transmission and active seepage from the interior environment.

Installation Process
How we install vapor barriers
Surface Preparation
We inspect and prepare wall and floor surfaces to receive the vapor barrier. Any loose concrete, protruding fasteners, or sharp edges that could puncture the membrane are addressed before installation begins.
Wall Barrier Installation
Heavy-duty polyethylene or reinforced barrier sheeting is fastened to the foundation wall from the top plate level down to the floor. The material is attached with fasteners appropriate to the wall type and sealed at penetrations such as pipes and utility entries.
Floor Barrier Installation
Floor sheeting is laid across the concrete slab with seams overlapped a minimum of 12 inches and taped with vapor barrier tape. The floor barrier is lapped up the wall behind the wall barrier at the perimeter to create a continuous moisture control system.
Seam and Penetration Sealing
All seams, overlaps, and penetrations through the barrier, pipe penetrations, floor drain collars, and wall-to-floor transitions, are sealed with compatible tape or mastic to prevent vapor migration through barrier gaps.
Final Inspection and Documentation
We inspect the completed installation for any gaps, punctures, or unsealed penetrations. The installation is documented and we explain maintenance considerations and how the barrier integrates with any other waterproofing components.

A vapor barrier controls moisture vapor transmission through a surface, it is effective against diffuse moisture and low-level humidity but is not designed to hold back active water under hydrostatic pressure, the force liquid groundwater exerts when it pushes against a foundation wall. Many basements need both: a drainage system for active water and a vapor barrier to address residual vapor transmission.
Basement vapor barriers should be a minimum of 6 mil polyethylene, with 10 to 20 mil reinforced products preferred in high-moisture environments. Thicker products resist puncture during and after installation and provide longer service life. Basic floor vapor barriers in low-moisture basements are within DIY capability.
