In an unencapsulated crawl space, the bare soil floor continuously evaporates ground moisture into the air. This vapor raises relative humidity, condenses on cooler surfaces, and drives the mold growth, wood decay, and pest activity that damage crawl space framing and insulation. A vapor barrier, a sealed layer of reinforced polyethylene installed across the crawl space floor and up the foundation walls, intercepts this moisture at the source and is the first and most important step in a complete crawl space moisture control system.
A vapor barrier works by creating a continuous sealed layer between the soil and the crawl space air. Reinforced polyethylene sheeting (20-mil or heavier for durability) is laid across the entire crawl space floor, run up the foundation walls, and sealed at every seam and penetration. Columns, piers, and any objects penetrating the floor are wrapped and sealed individually. How we install crawl space vapor barriers
Crawl Space Preparation
The crawl space floor is cleared of debris, existing damaged insulation, pest waste, and any standing water. Grading issues that allow water to pool are addressed. The crawl space must be dry and clear before the barrier is installed.
Barrier Material Staging
Heavy-duty reinforced polyethylene sheeting is brought into the crawl space and positioned for installation. We use a minimum 20-mil reinforced liner for residential crawl spaces to ensure durability against foot traffic and incidental contact.
Floor Coverage and Overlap
The liner is laid across the entire crawl space floor with seams overlapping by a minimum of 12 inches. All seams are sealed with manufacturer-specified tape to maintain the moisture barrier at every joint.
Wall Run and Fastening
The liner is run up each foundation wall and fastened securely near the top of the wall using mechanical fasteners or appropriate adhesive. This wall run prevents moisture from migrating behind the barrier at the wall-floor junction.
Penetration Sealing
Every pipe, column, pier, and penetration through the liner is individually wrapped and sealed. No unsealed gap exists in the completed system, any break in the barrier reduces its effectiveness significantly.
