Not all crawl space moisture problems are vapor, some involve liquid water actively entering the space through foundation wall cracks, the wall-floor joint, or floor seams after rain events. A vapor barrier and dehumidifier address moisture vapor effectively but cannot manage liquid water intrusion. A crawl space drainage system is designed specifically for this: intercepting water at the point of entry, channeling it to a sump basin, and removing it automatically before it can pool, damage materials, or sustain the high humidity that promotes mold and decay.

A perforated drainage channel is installed along the interior perimeter of the crawl space at the base of the foundation wall. Water entering through the wall or wall-floor joint flows into the channel rather than onto the crawl space floor. The channel routes collected water to a sump pit where an automatic sump pump activates when water reaches a set level and discharges it to the exterior through a drain line. The entire system operates automatically during rain events without any manual intervention required.

Water Intrusion Inspection

We map all active water entry points, wall cracks, wall-floor joints, floor seams, and low points where water pools. Understanding where water enters and in what volumes is necessary to size and position the drainage system correctly.

Channel Trench Excavation

A trench is dug along the interior foundation wall perimeter where water entry is occurring. The trench is sized to accept the drainage channel and pitched toward the sump location.

Channel Installation

A perforated or slotted drainage channel is set in the trench at the correct slope. The channel is positioned to intercept water entering at the wall-floor joint and through the lower section of the wall.

Sump Basin and Pump

A sump basin is installed at the lowest accessible point. A submersible pump with automatic float switch is installed in the basin. A battery backup pump is strongly recommended for homes that experience power outages during heavy rain events.

Vapor Barrier Integration

The vapor barrier is installed over the drainage channel system, lapped up the foundation walls and sealed. Water reaching the drainage channel flows under the liner, keeping the crawl space surface dry.
