What you should know about concrete driveway repair

Concrete Driveway Repair For Nashville And Middle Tennessee Homeowners

A sunken or cracked driveway is more than an eyesore, it is a safety hazard and an early warning sign of soil instability beneath your property. In Middle Tennessee, red clay soil is the primary culprit. Clay shrinks during summer droughts and swells with winter rains, creating voids beneath concrete slabs that cause sections to sink, separate, and crack. Left untreated, a minor settlement issue becomes a costly replacement project.

Ground Up Foundation Repair has been solving driveway settlement problems across Nashville since 2009. We use expanding polyurethane foam to lift sunken slab sections back to grade and NexusPro flexible sealant to close cracks and prevent water from accelerating further damage. Most driveway repair jobs are completed in a single visit, and the surface is ready to drive on the same day.

Why Polyurethane Foam Is The Right Choice For Driveway Repair

Traditional mudjacking injects a heavy cement slurry beneath a slab to fill voids and lift the concrete. The problem is that the slurry itself adds significant weight, often worsening the underlying soil compression, and can crack and wash out over time. Polyurethane foam weighs about 2 pounds per cubic foot, expands to fill every void completely, does not absorb water, and cures within minutes. The injection holes are roughly penny-sized and are patched after the job is done.

Common Driveway Problems We Fix

  • Sunken slab sections: Panels that have dropped below grade due to soil voids or erosion
  • Longitudinal cracks: Long cracks running with or across the driveway caused by soil movement or root pressure
  • Joint separation: Widened gaps between panels that allow water infiltration and further cracking
  • Edge settlement: Slabs tilting toward the yard or dropping at the curb
  • Surface spalling: Combined with crack sealing where freeze-thaw damage has roughened the surface

$500–$2,500+ depending on the number of panels, severity of settlement, and crack extent. Significantly less than full driveway replacement in most cases. Typical cost range for this service, depending on scope and site conditions.
When this isn't the fix: Driveway lifting is not the right solution when slabs are broken into multiple small pieces, when concrete is severely spalled or deteriorated throughout, or when the subgrade has failed completely and cannot support a lifted slab. In those cases, replacement sections may be necessary.

[ 02 ]  How It Works

What to expect, start to finish

Free Driveway Inspection

We assess the extent of settlement and cracking, identify the soil conditions causing the problem, and determine whether lifting, crack sealing, or a combination is the right approach for your driveway.

Drill Small Injection Ports

Penny-sized holes are drilled through the settled slab sections at precise locations to allow foam injection without disturbing surrounding concrete or landscaping.

Inject Polyurethane Foam And Lift

expanding polyurethane foam is injected beneath each sunken section, filling voids and gently lifting the slab back to grade. We monitor lift in real time and stop at the correct elevation.

Seal Cracks And Patch Ports

After lifting, we seal any driveway cracks with NexusPro flexible sealant, patch the injection ports, and clean the work area. Your driveway is ready to use the same day.

Driveway replacement is the last resort, not the first option. If the slab itself is sound, polyurethane foam lifts it back to grade permanently. I have seen driveways in Nashville that look like they need to be torn out, and they just need foam and a good crack seal. The homeowner saves thousands and gets the same result.

Concrete Driveway Repair questions

Most driveway lifting and crack sealing projects in the Nashville area range from $500 to $2,500 or more depending on how many panels are settled, how far they have dropped, and how extensive the crack network is. This is almost always a fraction of what full driveway replacement would cost. We provide a written estimate after the free inspection so you know exactly what to expect.

In most cases, yes. If the concrete slab itself is structurally intact, not broken into multiple small pieces or severely deteriorated, polyurethane foam can lift it back to its original elevation and stabilize it permanently. The key is that the slab needs to be solid enough to respond to the lifting force without cracking further.

Most driveway lifting and sealing jobs are completed in two to four hours depending on the number of settled panels and the amount of crack sealing required. The driveway is ready for foot traffic immediately and vehicle traffic within a few hours after foam cure is complete.

The injection ports are patched to be as inconspicuous as possible, and NexusPro crack sealant is color-matched to the surrounding concrete. Lifted sections may show slight color variation from weathering differences, but the overall appearance is far better than a sunken, cracked surface. Over time the patched areas blend further as the concrete weathers uniformly.

Settlement is almost always localized because soil voids form in specific areas, usually where water drains from a downspout, where a tree root has decomposed, or where the original compaction was inconsistent. Clay soils in Nashville shrink unevenly depending on moisture distribution, so one panel may lose support while an adjacent panel stays stable. We investigate the cause during inspection so the same section does not sink again.
