A visible separation between the wall surface and the ceiling, particularly if it is wider at one end than the other, indicates the wall and ceiling are moving relative to each other, classic differential movement from racking.
Gap is growing wider over time
A ceiling gap that was hairline when first noticed but has grown to 1/4 inch or more over weeks or months is actively propagating, indicating that the underlying structural movement is continuing.
Ceiling gaps appearing alongside other structural symptoms
Ceiling gaps that appear at the same time as door sticking, floor sloping, or diagonal wall cracks confirm that the pattern is structural rather than cosmetic. Multiple simultaneous symptoms point to a shared underlying cause.
Gap follows a specific wall in the home
A ceiling gap that runs along one specific wall, particularly an exterior wall, suggests that the foundation beneath that wall has moved relative to the rest of the structure. The gap traces the line of differential settlement.
When one part of the foundation settles more than another, the structure above it racks. Ceiling gaps typically appear on the side of the home that is dropping relative to the other side, as the wall moves down while the ceiling remains connected to the roof framing at a different rate.
In crawl space homes, a dropping main beam or failed post causes the floor above to sag. As the floor drops, it pulls the interior walls down with it, opening gaps at the ceiling where the wall-ceiling connection is pulled apart.
When expansive soil pushes upward against the interior of a slab or beneath a crawl space in a localized area, that section of the floor rises, pushing the walls up and opening a gap at the ceiling on the affected side.
Basement or crawl space walls that move inward under lateral soil pressure can cause the floor system bearing on them to drop or shift, opening gaps at the wall-ceiling junction in rooms adjacent to the affected wall.

Filling the gap without addressing the cause is a temporary cosmetic fix. If the structural movement is ongoing, the gap will reopen, often within one season. Cosmetic repair is appropriate only after the underlying foundation movement has been diagnosed and stopped.
Not always. New construction settles uniformly as the wood framing dries, and small gaps at wall-ceiling joints in new homes within the first few years are common and cosmetic. In older homes that have been stable, a gap that opens and grows is more significant. Gaps that appear alongside door sticking, floor sloping, or wall cracks are the most reliably foundation-related.
Normal settlement is relatively uniform and occurs in the years shortly after construction. It produces small cosmetic gaps and cracks that stabilize and do not grow. Differential settlement, the type that causes ceiling gaps in established homes, involves one part of the foundation moving more than another, is progressive, and produces symptoms that worsen over time.
Stabilizing the foundation stops further movement and, in cases where the pier system can lift the settled section, may recover some of the gap. Longstanding gaps where the drywall and framing have taken a set may not fully close even after stabilization, and cosmetic repair of the gap surface is typically the final step after the structure is stable.
The appropriate urgency depends on how quickly the gap is growing and what other symptoms are present. A gap accompanied by multiple other structural symptoms warrants prompt evaluation. Gaps that appear to be stable and isolated may be monitored over one season to determine whether they are active. In all cases, earlier evaluation means less accumulated damage and a smaller repair scope.

Bouncing or Springy Floors
A floor that bounces when you walk across it, feels spongy or soft in specific areas, or vibrates noticeably when someone moves in an adjacent room is a floor that lacks adequate structural support below it. In Middle Tennessee, this symptom is most common in pier-and-beam homes, houses with a crawl space beneath the living area, where the supporting wood beam and joist system has been weakened by moisture, age, or original under-construction.
Bowing Basement Walls
A bowing basement wall has visibly deflected inward from the outside soil pressure pressing against it. In Middle Tennessee, the region's expansive red clay absorbs moisture and swells against foundation walls, generating lateral pressure that concrete block, brick, and even poured concrete walls cannot always resist indefinitely. What starts as a hairline crack can progress to a visible curve in the wall face, and once a wall begins moving, the cycle accelerates.
Carpenter Ant Infestation
Carpenter ants are often mistaken for a pest problem requiring only extermination. In reality, carpenter ants are an indicator species: they preferentially colonize wood that has been softened by moisture, rot, or previous insect damage. When carpenter ants are found inside a home, particularly in the lower levels, near the perimeter walls, or in the crawl space, they are pointing to a wood moisture problem in the foundation framing. That moisture problem is almost always the result of inadequate crawl space drainage, failed vapor barriers, high humidity, or standing water in the crawl space that has been saturating the sill plates, floor joists, and beams for months or years.
Cracked Block Foundation Walls
Concrete masonry unit (block) foundation walls are common in Middle Tennessee homes built from the 1950s through the 1990s. Unlike poured concrete walls, block foundations are built in courses with mortar joints, making them both more permeable and more susceptible to cracking at the joint locations. Cracks in block foundations are classified by their orientation: horizontal cracks indicate bending failure from lateral soil pressure and are the most structurally serious. Vertical cracks indicate settlement or shrinkage. Stair step cracks indicate differential settlement at the corner. Shear cracks that displace one side of the wall vertically relative to the other indicate advanced structural failure. Each pattern requires a different evaluation approach.
Cracked Bricks
Brick veneer on residential homes is not a structural element. It is a decorative cladding attached to the wood-frame structure behind it. When the foundation moves, the wood frame moves with it, and the brick veneer moves too, but because brick is rigid and the mortar joints are weaker than the brick units themselves, the movement is expressed as cracking along the mortar joints or, in severe cases, through the brick faces themselves. The pattern of cracking reveals the direction and cause of the underlying foundation movement. Stair step cracks indicate differential settlement. Horizontal cracks indicate lateral loading on a foundation wall. Vertical cracks at corners indicate shear from differential settlement at a corner footing.
Cracks at Door Frames, Ceilings, and Corners
Cracks at door frames, ceiling-to-wall junctions, and interior corners are concentration points for stress in a building's structure. When the foundation moves, the framing above it distorts, and the rigid drywall and plaster finish materials crack at these high-stress junctions. The pattern of cracking at corners and ceiling lines is diagnostically useful: cracks at inside corners between walls indicate in-plane racking of the framing. Cracks along the ceiling-to-wall junction indicate differential vertical movement between the wall and the floor or ceiling structure above. Cracks radiating from door frame corners are the most classic foundation settlement indicator.
