Deck Joist Repair questions

Soft or spongy spots in the decking surface, deck boards that flex excessively when walked on, visible discoloration or dark staining on joist ends visible at the deck perimeter, and any bounce in the deck surface under normal foot traffic are all warning signs. A structural inspection, which involves probing each joist, is the reliable way to confirm the extent of decay.

That depends on how far the deterioration has progressed. Localized rot in a few joists while the rest of the structure remains sound presents a different risk level than widespread decay across the framing. We assess the deck's current load capacity during the inspection and advise on whether the deck should be restricted from use until repairs are complete.

We use pressure-treated lumber rated for above-ground or ground-contact deck applications, depending on the member position. Ledger boards are installed with approved through-fastener or lag bolt systems per deck framing code requirements.

We replace whatever structural framing requires replacement. Decking boards that are removed to access the joists are reinstalled if they are in good condition, or replaced if they have also deteriorated. We identify the full scope of decking that will need replacement during the inspection.
