Deck joists are exposed to weather in a way that interior floor joists are not. Rain, snow melt, condensation, and seasonal moisture cycling make deck framing the part of any home most vulnerable to rot. In Middle Tennessee's humid subtropical climate, untreated deck wood can begin to show meaningful rot within a few years if the deck design does not allow for adequate drainage and drying. Rotted deck joists are particularly dangerous because the damage is often invisible from above, the decking boards look fine while the structure beneath them has lost significant load capacity.

What causes this problem

Not every crack is foundation-driven. Knowing which cause is at work is the whole point of a proper diagnosis.

Debris, leaves, and organic material that collect on deck surfaces hold moisture against the top of the joists. Where decking boards sit directly on joists, moisture is trapped at the interface and cannot dry. Middle Tennessee's warm, humid summers accelerate fungal growth at these contact points.

Wood absorbs moisture far more rapidly through end grain than through face or edge grain. Deck joists that are cut to length and not end-sealed, or that have exposed ends at the ledger board or outside header, absorb moisture rapidly and develop rot from the ends inward.

Where a deck attaches to the house, the ledger board connection must be properly flashed to prevent water from running behind it and into the rim joist. Failed or absent flashing allows water to accumulate at the ledger connection, one of the most common rot locations in Middle Tennessee decks.

Joists that are spaced too close together or decking installed with no gaps trap water on the deck surface rather than allowing it to run off. Pooling water at low spots concentrates moisture directly over the framing below.

Older Middle Tennessee decks were sometimes built with lumber not rated for ground-contact or exterior use. Without the preservative treatment appropriate for the exposure class, this material deteriorates significantly faster than code-compliant treated lumber.

Broken or Cracked Floor Joists in the Crawl Space

Floor joists are the horizontal framing members that span between the foundation walls or beams and support the subfloor, and everything above it. Broken or cracked joists occur when a single joist or multiple joists fail due to overloading, moisture-induced decay, insect damage, or improper notching and boring during past repairs. The result is a floor system that flexes, sags, or bounces in the affected area, and a structural problem that grows worse with continued loading.
