Several soil and geological conditions work against Middle Tennessee foundations. Rutherford County red clay shrinks 8 to 12 percent in dry summers and swells back every spring, that repeating cycle moves foundations. Davidson County has high seasonal water tables that build hydrostatic pressure against basement and crawl space walls. Williamson County's karst limestone terrain creates variable bedrock depth, meaning some parts of a foundation may settle faster than others. Understanding which condition is driving your specific problem is the first step toward choosing the right repair.

Most residential foundation repair projects in Middle Tennessee complete in one to three days. A crack injection repair may finish in a few hours. A pier installation with 10 to 15 locations typically runs two to three days. We will give you a specific schedule during the estimate.

Ground Up Foundation Repair provides a lifetime transferable warranty on helical pier and push pier installations. That warranty transfers to subsequent owners of the home, it follows the house, not the original homeowner.

Helical piers are rotated into the ground using hydraulic torque equipment, like a large screw driven to load-bearing soil or bedrock. Push piers are hydraulically driven straight down using your home's weight to press them into the ground. We carry both systems and will recommend the one that fits your conditions.

Some cracks are stable and can be documented and watched over time. Mark the ends with a pencil, date it, and check back in 30 and 90 days. If the crack is not growing, you may have time. If it is widening, extending, or accompanied by changes in floor level or door function, schedule an inspection.

Standard homeowners insurance policies generally do not cover foundation settlement or soil-related movement, those are considered maintenance issues rather than sudden events. We recommend reviewing your policy and speaking with your insurance agent.
