What causes this problem

Not every crack is foundation-driven. Knowing which cause is at work is the whole point of a proper diagnosis.

When a pool is excavated, the surrounding soil is disturbed and backfilled. This backfill is rarely compacted to the density of undisturbed native soil, meaning it will consolidate under load for years. Pool deck concrete poured over this fill has a high probability of settling as the fill densifies.

Pool decks are constantly exposed to water from splash-out, filter backwash, and rain runoff. This water infiltrates through deck joints and cracks, gradually eroding the sub-base beneath. Over time, the erosion creates voids that allow slabs to drop.

Middle Tennessee's red clay soils expand when wet and contract when dry. Repeated expansion and contraction seasons displace the soil beneath the pool deck, creating settlement conditions even in areas where the original fill was reasonably compacted.

Inadequate drainage causes water to pond and saturate the sub-base near the pool. Prolonged saturation softens the soil and allows it to migrate away from beneath the slab, particularly toward the pool shell excavation.

When the flexible sealant in these joints fails, cracks form, or the joint edges chip and deteriorate, the joints become open pathways for water to enter directly beneath the concrete. In Middle Tennessee, patios are particularly vulnerable because they are typically installed on or near grade, often with less sub-base preparation than driveways, and may receive concentrated water runoff from roof downspouts, drainage swales, and garden beds. The region's red clay soils compound the problem: they hold water, swell during wet seasons, and then contract significantly during dry summers, destabilizing the soil support beneath the patio slab. What starts as a slight tilt or a new crack often progresses to a noticeable bowl or step pattern if left unaddressed.

Concrete Pitting, Flaking, and Staining

Pitting, flaking, spalling, and staining are concrete surface deterioration issues that range from cosmetic to moderately structural depending on severity and depth. The problem is almost always below the surface: soil that was once compact and load-bearing has washed away, compressed under weight, or contracted during a dry season, creating a void that allows the heavy concrete slab to shift downward. In Rutherford, Davidson, Williamson, and Wilson Counties, the native red clay soil is especially prone to this cycle, swelling with winter rains and shrinking back during summer droughts, never quite returning to the same position.
