What you should know about concrete sidewalk repair

Concrete Sidewalk Repair That Removes Trip Hazards And Restores Safety

A sidewalk panel that has settled even a quarter inch can create a trip hazard for residents, guests, and passersby. In Middle Tennessee, clay soil movement is the most common cause of sidewalk settlement. Ground Up Foundation Repair lifts settled sidewalk panels with polyurethane foam and seals cracks with NexusPro flexible sealant. Most sidewalk repair jobs are completed in a few hours with no heavy equipment required, and the repaired surface is ready for foot traffic the same day.

Sidewalk Issues We Repair

  • Settled panels: Sections that have dropped below adjacent panels, creating raised edges and trip hazards
  • Longitudinal and transverse cracks: Cracks running along or across panels that allow water infiltration
  • Joint gaps: Widened expansion joints between panels
  • Tilted panels: Sections tilting toward the yard or street due to uneven soil support
  • Root heave and root void damage: Panels lifted by tree roots or sunken by root decomposition

If you have a settled sidewalk panel or a trip hazard on your property, call us at (615) 880-6449 for a free inspection.

$300–$1,500+ per panel depending on settlement depth, crack length, and site access. Typical cost range for this service, depending on scope and site conditions.
When this isn't the fix: If a sidewalk panel has been lifted by tree root pressure from a living tree, removal or root management should be addressed before lifting, otherwise the panel will re-heave. Panels cracked into many small pieces may need section replacement rather than lifting.

[ 02 ]  How It Works

What to expect, start to finish

Trip Hazard Assessment

We measure the elevation difference between panels, identify the cause of settlement, and document the existing condition.

Drill Injection Ports

Small holes, about the diameter of a penny, are drilled through the settled panel at calculated locations.

Lift With Polyurethane Foam

Polyurethane foam is injected beneath the settled panel, filling voids and lifting the slab to match the elevation of adjacent panels.

Seal, Patch, And Walk Away

Cracks are sealed with NexusPro, injection ports are patched, and the sidewalk is ready for foot traffic immediately after foam cure.

Sidewalk trip hazards are one of the most straightforward repairs we do, and one of the most important. A quarter-inch height difference between panels is all it takes for someone to catch a toe. Polyurethane foam gets that panel back to grade in about an hour and it stays there.

Concrete Sidewalk Repair questions

In most Nashville-area municipalities, property owners are responsible for maintaining the sidewalk adjacent to their property in a safe condition. Requirements vary by jurisdiction. We recommend checking with your local code enforcement office or HOA if you are unsure.

Most sidewalk panel lifting projects in the Nashville area range from $300 to $1,500 per panel depending on how far the panel has settled and site access factors. We provide a written estimate after the free inspection.

A typical single-panel lift takes 30 to 90 minutes from setup to cleanup. The sidewalk is ready for foot traffic within minutes of foam cure.

If a living tree root has pushed the panel up, foam lifting alone is not the right answer. However, if the root has since decomposed and left a void beneath the slab, polyurethane foam works well. We assess root conditions during the inspection.

The injection ports are patched and NexusPro sealant is color-matched. The repaired panels may show minor color variation from weathering differences, but the surface is safe, level, and significantly more presentable than a cracked or settled walkway.
