What you should know about slab foundation repair

How Slab Foundations Fail in Middle Tennessee

Slab-on-grade foundations are common throughout Middle Tennessee, particularly in newer construction in Rutherford County and the outer ring of Davidson County. A slab foundation is poured directly on prepared soil, with no basement or crawl space beneath it. That simplicity is also its vulnerability: everything depends on the soil staying put.

In Middle Tennessee, that soil frequently does not stay put. Rutherford County's red clay expands and contracts through the seasons, creating differential movement across a slab. Water from poor yard drainage or plumbing leaks can wash fine soil particles from beneath the slab, forming voids that grow over time. Tree roots displace soil unevenly. The result is a slab that tilts, cracks, or develops sections that have settled independently of the rest.

How We Repair Slab Foundations

  • Helical piers beneath the footing: for slabs experiencing structural settlement, piers bypass the failing soil and transfer the load to bearing material at depth
  • Polyurethane foam injection: for slabs with voids beneath them, foam fills the void and lifts the slab without excavation
  • Epoxy crack injection: for cracks that have formed in the slab itself, epoxy injection restores structural continuity
  • Drainage correction: addressing the water source that is causing the soil failure beneath the slab

Call us at (615) 880-6449 for a free inspection. We will tell you exactly what is happening beneath your slab and what it will take to fix it.

Slab foundation repair varies by method and extent. Foam injection starts around $500. Pier installation beneath a slab footing is quoted per pier location. Typical cost range for this service, depending on scope and site conditions.
When this isn't the fix: Cosmetic slab crack patching without investigating the cause of cracking may not prevent recurrence. A full assessment of soil and drainage conditions is recommended before any repair.

[ 02 ]  How It Works

What to expect, start to finish

Free Inspection

We assess the slab condition, look for void indicators, check drainage around the perimeter, and identify whether plumbing may be a contributing factor.

Cause Identification

We determine whether the issue is soil-related, drainage-related, or plumbing-related before recommending a repair path.

Repair Execution

We install piers, inject foam, seal cracks, or correct drainage depending on the diagnosis.

Post-Repair Assessment

We document pre- and post-repair conditions and provide recommendations for any ongoing monitoring.

Slab foundation issues often start with water, either from outside drainage or from a plumbing leak beneath the slab. The structural repair is the second step. The first is finding why the soil moved.

Slab Foundation Repair questions

A slab foundation is a single layer of concrete poured directly on prepared ground, serving as both the foundation and the floor of the structure. There is no basement or crawl space beneath the living area.

Common signs include cracks running across the slab floor, doors and windows that stick or will not latch, visible gaps between the floor and interior walls, and floors that feel noticeably uneven underfoot.

Yes. Structural cracks can be repaired with epoxy injection, which restores the slab's structural continuity. Non-structural cracks that are leaking can be sealed with polyurethane foam. The repair method depends on what caused the crack and whether it is active or stable.

Expansive clay soil, poor drainage, plumbing leaks beneath the slab, tree root activity, and inadequate soil compaction at the time of construction are the most common causes we see in Middle Tennessee.

Each has pros and cons. Slab foundations eliminate the crawl space moisture issues common in Middle Tennessee but make plumbing repairs more difficult and offer no access for structural inspection without specialized equipment. The right choice depends on the site and construction approach.
