How Slab Foundations Fail in Middle Tennessee
Slab-on-grade foundations are common throughout Middle Tennessee, particularly in newer construction in Rutherford County and the outer ring of Davidson County. A slab foundation is poured directly on prepared soil, with no basement or crawl space beneath it. That simplicity is also its vulnerability: everything depends on the soil staying put.
In Middle Tennessee, that soil frequently does not stay put. Rutherford County's red clay expands and contracts through the seasons, creating differential movement across a slab. Water from poor yard drainage or plumbing leaks can wash fine soil particles from beneath the slab, forming voids that grow over time. Tree roots displace soil unevenly. The result is a slab that tilts, cracks, or develops sections that have settled independently of the rest.

- Helical piers beneath the footing: for slabs experiencing structural settlement, piers bypass the failing soil and transfer the load to bearing material at depth
- Polyurethane foam injection: for slabs with voids beneath them, foam fills the void and lifts the slab without excavation
