Chimneys are heavy masonry structures with their own footings, and those footings are subject to the same soil forces as the rest of your foundation. In Middle Tennessee, the clay soils that drive general foundation settlement also drive chimney settlement, often faster than the main foundation because chimney footings are smaller and more concentrated.
When a chimney footing settles independently of the main foundation, the chimney tilts or pulls away from the home's framing. The gap that opens at the roofline allows water in. How We Stabilize a Leaning Chimney
- Helical piers beneath the chimney footing: small footprint helical piers can be installed with minimal excavation directly beneath the chimney footing to stabilize it and, in many cases, lift it back toward its original elevation
- Masonry repair: once the footing is stabilized, gaps and cracks in the chimney masonry can be tuckpointed and flashing can be re-sealed
