Crack Severity Indicators
Width greater than 1/4 inch
Cracks narrower than 1/16 inch are typically cosmetic. Cracks in the 1/8 to 1/4 inch range warrant monitoring. Cracks wider than 1/4 inch indicate substantial structural displacement and should be evaluated by a foundation professional.
Differential displacement across the crack
If one side of the crack has moved up or down relative to the other, creating a step rather than a flat gap, the foundation has shifted. This step displacement is a more serious indicator than crack width alone.
Water infiltration through the crack
A crack that passes water during or after rain has breached the full thickness of the wall. This is both a water management concern and a structural one, water further degrades concrete and mortar over time.
Crack that has reappeared after previous patching
A crack that keeps returning after patching is a moving crack, the foundation is still in motion. Repeated patching without addressing the underlying cause is a sign the problem is being managed rather than solved.
Horizontal cracks in basement walls are caused by the lateral pressure of soil and groundwater pressing inward. They are the most structurally serious crack type and indicate the wall is failing in bending under outside load.
Diagonal cracks at roughly 45 degrees reflect differential settlement, one part of the foundation dropping faster than an adjacent part, creating shear stress in the concrete or masonry.
Vertical cracks in poured concrete walls often result from concrete curing shrinkage or from direct downward or upward displacement. Narrow, uniform-width vertical cracks are common and usually not structural; wide or displaced vertical cracks indicate significant movement.
Foundations that were undersized for the loads placed on them, or that have lost material integrity through carbonation, corrosion of reinforcing, or freeze-thaw cycling, develop cracks as the remaining material yields under load.

The decisive factors are orientation (horizontal cracks in basement walls are urgent regardless of width), width (greater than 1/4 inch warrants prompt action), displacement (any step across the crack line is serious), and whether it's growing (mark the ends and measure again in 60 days). Hairline vertical cracks that haven't changed in years can typically be monitored. Any crack that is wide, displaced, or actively growing needs professional evaluation.
If the underlying movement has been stopped, by pier installation or by natural soil equilibrium, then yes, epoxy injection seals the crack and restores structural continuity to the wall. If the foundation is still moving, sealing the crack is a temporary measure that will fail when the crack re-opens. We identify whether movement is active before recommending crack injection alone.
The cost depends on what caused the crack. If it's a static crack in a stable wall, epoxy injection alone can typically be done for a few hundred to a couple thousand dollars. If the crack reflects active settlement requiring pier installation, costs are higher, but addressing it early, while the wall is still intact and the crack is the primary symptom, is less expensive than waiting until the wall is actively failing.
Yes. Any crack that has penetrated the full thickness of a poured concrete or block wall is a water entry point. This is separate from, and in addition to, the structural concern. Crack injection with epoxy or polyurethane closes the path, but the underlying drainage conditions that create hydrostatic pressure, the force of water in the soil pressing against the foundation, should also be addressed to prevent new entry points from forming.

Bouncing or Springy Floors
A floor that bounces when you walk across it, feels spongy or soft in specific areas, or vibrates noticeably when someone moves in an adjacent room is a floor that lacks adequate structural support below it. In Middle Tennessee, this symptom is most common in pier-and-beam homes, houses with a crawl space beneath the living area, where the supporting wood beam and joist system has been weakened by moisture, age, or original under-construction.
Bowing Basement Walls
A bowing basement wall has visibly deflected inward from the outside soil pressure pressing against it. In Middle Tennessee, the region's expansive red clay absorbs moisture and swells against foundation walls, generating lateral pressure that concrete block, brick, and even poured concrete walls cannot always resist indefinitely. What starts as a hairline crack can progress to a visible curve in the wall face, and once a wall begins moving, the cycle accelerates.
Carpenter Ant Infestation
Carpenter ants are often mistaken for a pest problem requiring only extermination. In reality, carpenter ants are an indicator species: they preferentially colonize wood that has been softened by moisture, rot, or previous insect damage. When carpenter ants are found inside a home, particularly in the lower levels, near the perimeter walls, or in the crawl space, they are pointing to a wood moisture problem in the foundation framing. That moisture problem is almost always the result of inadequate crawl space drainage, failed vapor barriers, high humidity, or standing water in the crawl space that has been saturating the sill plates, floor joists, and beams for months or years.
Ceiling Gaps and Separations
Ceiling gaps and crown molding separations occur when the ceiling plane and the wall plane move at different vertical rates. In a stable structure, ceilings and walls maintain consistent contact at their junction. When a foundation settles beneath an exterior wall, the wall drops with the foundation while the ceiling structure, which spans across the room and connects to multiple walls, remains closer to its original elevation. The result is a gap that opens at the top of the dropping wall. In homes with crown molding, the molding separates from the ceiling at the top while remaining attached to the wall. These gaps can appear gradually or, in cases of rapid clay shrinkage after a drought, emerge within weeks.
Cracked Block Foundation Walls
Concrete masonry unit (block) foundation walls are common in Middle Tennessee homes built from the 1950s through the 1990s. Unlike poured concrete walls, block foundations are built in courses with mortar joints, making them both more permeable and more susceptible to cracking at the joint locations. Cracks in block foundations are classified by their orientation: horizontal cracks indicate bending failure from lateral soil pressure and are the most structurally serious. Vertical cracks indicate settlement or shrinkage. Stair step cracks indicate differential settlement at the corner. Shear cracks that displace one side of the wall vertically relative to the other indicate advanced structural failure. Each pattern requires a different evaluation approach.
Cracked Bricks
Brick veneer on residential homes is not a structural element. It is a decorative cladding attached to the wood-frame structure behind it. When the foundation moves, the wood frame moves with it, and the brick veneer moves too, but because brick is rigid and the mortar joints are weaker than the brick units themselves, the movement is expressed as cracking along the mortar joints or, in severe cases, through the brick faces themselves. The pattern of cracking reveals the direction and cause of the underlying foundation movement. Stair step cracks indicate differential settlement. Horizontal cracks indicate lateral loading on a foundation wall. Vertical cracks at corners indicate shear from differential settlement at a corner footing.
