What Crawl Space Posts Do and Why They Fail

Crawl space support posts, also called lally columns or support columns, are the vertical members that carry mid-span beam load down to a footing or concrete pad on the crawl space floor. Beams span between foundation walls, and on longer spans, posts provide the mid-span support that keeps the beam from deflecting under load. Without that support, the beam sags, the joists above sag with it, and floors above the affected span become noticeably soft, sloped, or bouncy.

Wood posts in crawl spaces are particularly vulnerable to failure because they sit in an environment with persistent moisture, limited air circulation, and often direct or near-direct contact with the concrete crawl space floor. The end grain of a wood post absorbs moisture readily, and that moisture creates ideal conditions for fungal decay. A post that looks sound from above may be hollow at the base. Settlement of the concrete pad beneath a post is another common failure mode, as the pad shifts or sinks in Nashville's expansive clay soils, the post loses its bearing elevation and the beam above begins to drop.

Replacing Wood Posts with Adjustable Steel Columns

Steel columns do not rot, do not compress, and include an adjustable top mechanism that allows future height corrections if the footing or beam elevation changes over time.

Post replacement requires temporary shoring beneath the beam while the existing post is removed and the new column is installed. We set the new column on a properly sized concrete footing, adjust the top to full bearing contact with the beam, and confirm plumb before removing temporary supports.

The most visible symptom is a floor that has sagged or softened in the center of a room rather than along a wall, which points to mid-span support loss rather than perimeter foundation movement. In the crawl space, a post that leans, has a soft or punky base, or is visibly not in contact with the beam above is a failing post. We confirm the diagnosis during the inspection.

Wood posts fail in crawl spaces primarily because of moisture. A wood post returned to the same environment that rotted the original will face the same conditions. Adjustable steel columns are not susceptible to moisture-driven decay, provide consistent load transfer, and include an adjustable top mechanism that allows future height corrections if the crawl space floor or beam elevation changes.
