When to Seal Concrete
New concrete should be sealed after curing is complete, typically 28 days after placement. Existing unsealed or previously sealed concrete should be cleaned, inspected for cracks, and sealed before winter. Driveways that show early surface scaling or that have been exposed to de-icing salts benefit most from sealing. Patios, pool decks, and garage floors exposed to vehicle fluids or outdoor weathering are also strong candidates.
Sealing Is Not a Substitute for Repairs
Sealing is a maintenance procedure for structurally sound concrete. Cracks, settlement, or surface spalling should be addressed before sealing, sealing over active cracks or deteriorating surfaces does not repair the underlying problem and can trap moisture. What to expect, start to finish
Concrete Condition Assessment
We inspect the concrete surface for cracks, spalling, joint condition, and any settlement or drainage issues that should be addressed before sealing. We identify repair needs so everything can be completed in the correct sequence.
Surface Cleaning and Preparation
The concrete is cleaned to remove dirt, oil stains, biological growth, and any previous sealer residue. Proper surface preparation is the most important factor in sealer performance, a contaminated surface prevents proper penetration and adhesion.
Crack and Joint Sealing
Any open cracks or failed joints are sealed with NexusPro polyurethane sealant prior to applying the penetrating sealer. This ensures no water pathways remain open after the protective treatment.
Penetrating Sealer Application
Penetrating concrete sealer is applied to the prepared surface in the appropriate coverage rate for the concrete porosity. The sealer penetrates the concrete matrix and chemically reacts to form a waterproof barrier within the pore structure.
Cure and Return to Service
The sealed concrete is allowed to cure per manufacturer specifications before foot traffic or vehicle use resumes. Cure time varies by product and temperature conditions, typically 4 to 24 hours.
