When adjacent slabs settle at different rates, or one settles while the other remains stable, a gap opens at the joint between them. The settled slab drops away from the stable one, and the former joint area becomes an open gap.
Frost heave, tree root pressure, or expansive clay soil movement can push slabs horizontally, opening gaps at joint locations. This type of gap may not be accompanied by vertical differential settlement.
When expansion joint sealant fails, the planned gap between slabs is left open. Over time, water infiltration and sub-base erosion allow the gap to widen as the slabs move more freely.
Concrete shrinks slightly as it cures and contracts with cold temperatures. At joint edges that were never properly sealed, these movements create progressively widening gaps that admit water.

Gaps Between Concrete Slabs questions
For most residential gaps up to 1 inch wide, NexusPro polyurethane joint sealant provides a flexible, waterproof, traffic-rated fill. For wider gaps or gaps with differential settlement, the slab may need to be lifted back to grade before sealing. Using rigid materials like concrete or mortar in expansion joint gaps is a common mistake, rigid fills crack quickly as the slabs continue to move.
Sand is sometimes used as a temporary gap filler but is not a solution, it washes out with rainfall and provides no waterproofing. Sand-filled gaps continue to admit water and continue the erosion cycle. A proper flexible sealant rated for concrete joint applications is the correct repair.
Designed expansion joints are typically 1/4 to 1/2 inch wide, filled with flexible material, and located at regular intervals. A gap is likely a problem if it is wider than typical joint width, has no sealant, has developed between slabs at different heights, or has appeared where no joint was designed.
Sealing stops water infiltration and slows the erosion that leads to sub-slab void formation, which reduces the probability of future settlement. However, sealing does not correct settlement that has already occurred. If one slab has already dropped below the adjacent one, lifting the settled slab before sealing provides the complete solution.

Cracked Concrete Driveways and Patios
Concrete cracks are one of the most common exterior problems homeowners in Middle Tennessee encounter. A freshly poured slab looks pristine, but within a few years the combination of expansive red clay soil, heavy rainfall, freeze-thaw cycles, and vehicle loads almost inevitably produces cracks of some kind. Not all cracks are equal: hairline surface cracks are often cosmetic, while wide, growing, or offset cracks signal deeper structural movement. Understanding what type of crack you have determines whether sealing alone will solve the problem or whether the slab also needs to be lifted and stabilized before sealing.
Cracking or Failed Expansion Joints
Expansion joints, the planned gaps between concrete slab sections, are designed to allow the concrete to move with temperature and moisture changes without cracking. When the flexible sealant in these joints fails, cracks form, or the joint edges chip and deteriorate, the joints become open pathways for water to enter directly beneath the concrete. What starts as a slight tilt or a new crack often progresses to a noticeable bowl or step pattern if left unaddressed.
Concrete Pitting, Flaking, and Staining
Pitting, flaking, spalling, and staining are concrete surface deterioration issues that range from cosmetic to moderately structural depending on severity and depth. In Middle Tennessee, these problems are most commonly caused by freeze-thaw cycling, chemical exposure from de-icing salts, oil and fluid contamination from vehicles, and the natural aging of concrete surfaces.
