Crawl Space Encapsulation
Crawl space encapsulation is a comprehensive moisture management approach that converts an open, vented crawl space into a sealed, conditioned space. The process involves installing a heavy-duty reinforced vapor barrier over the entire ground surface and up the stem walls, sealing all vents and penetrations, and typically adding a dehumidifier to maintain humidity levels within the encapsulated space. In Middle Tennessee's climate, with clay soils that retain water year-round and summers where outdoor relative humidity regularly exceeds 80 percent, encapsulation is the most effective long-term solution for crawl space moisture control.
Encapsulation works by eliminating both major moisture sources in a crawl space: ground vapor and outdoor air infiltration. A liner rated at minimum 12 mil is laid over the soil surface and cut to fit around footings, columns, and plumbing. The liner laps up the stem wall and is mechanically attached and sealed to the wall surface at the top. All crawl space vents are sealed with rigid insulation and tape. The access hatch is replaced with an insulated sealed door. A dehumidifier maintains positive pressure and controls residual humidity inside the encapsulated space.

Installation Process
How we install crawl space encapsulation
Crawl Space Preparation
All debris, fallen insulation, and organic material is removed from the crawl space floor. Any standing water is pumped out and the source identified. Active mold is remediated before encapsulation begins.
Drainage Installation If Needed
Where groundwater intrusion exists, a perimeter drainage channel and sump pump are installed before the liner to ensure water that does enter the crawl space is managed rather than trapped beneath the barrier.
Vapor Barrier Installation
Heavy-duty reinforced polyethylene liner is laid over the entire crawl space floor in overlapping sheets. Seams are overlapped by a minimum of 12 inches and sealed with compatible tape.
Wall Liner and Vent Sealing
The floor liner is lapped up the stem walls and mechanically fastened. Wall liner panels are installed from the top of the stem wall down to meet the floor liner. All crawl space vents are blocked with rigid foam board and taped at the perimeter.
Dehumidifier and Conditioning
A commercial-grade dehumidifier sized for the crawl space volume is installed and plumbed to drain continuously. This maintains relative humidity below 60 percent inside the encapsulated space even during peak Middle Tennessee summer humidity.
