Darkened, Discolored Wood With a Spongy Texture
Healthy dimensional lumber is light tan or golden in color and firm to a poke. Wood affected by brown rot turns dark brown and crumbles into cube-shaped pieces. White rot makes wood appear stringy, white, or gray. Either type is visually distinct from healthy lumber and should be reported to a structural repair specialist immediately.
Musty or Earthy Odor in Living Areas

Unaddressed rot continues to spread as long as moisture conditions persist. Over time, compromised joists lose enough load-bearing capacity that they can fail under normal live loads, causing floors to sag significantly or, in severe cases, partially collapse. The longer the problem is deferred, the more framing must be replaced and the higher the repair cost.
