A crawl space vapor barrier is a heavy-duty polyethylene sheet installed over the crawl space floor and against the perimeter stem walls to block ground moisture vapor from entering the crawl space environment. In Middle Tennessee, bare-dirt crawl spaces continuously evaporate moisture from the soil surface, even when the soil appears dry, the water table below is pushing vapor upward. This vapor saturates the crawl space air, maintains wood framing at high moisture content, and creates conditions for fungal decay, mold growth, and pest activity. Crawl Space Preparation

We remove organic debris, level the soil surface in uneven areas, and identify any drainage or structural repairs that should be completed before the vapor barrier is installed. Installing a vapor barrier over an active water problem traps water under the barrier.

Drainage System Integration

If a drainage channel or sump pump is part of the project, it is installed before the vapor barrier. The barrier is cut to fit around the sump basin and drainage channel components and sealed at all penetrations.

Barrier Panel Installation

Reinforced polyethylene barrier panels are unrolled across the crawl space floor with all panels overlapping a minimum of 12 inches. Seams are taped with foil or purpose-made vapor barrier tape rated for below-grade applications.

Stem Wall Attachment

Barrier edges are turned up the perimeter stem walls and mechanically attached with fasteners and tape. The barrier is sealed to the stem wall surface to prevent moisture from migrating behind the barrier at the wall-floor junction.

Penetration Sealing

Every pipe, post, and column penetrating the barrier is sealed with taped patches cut to fit around the penetration. This prevents moisture from migrating upward through gaps around structural elements.

Final Inspection

We walk the installed barrier, checking seam tape, wall attachment, and penetration seals. Damaged areas are repaired before the project is considered complete.
